By accessing dubaipropertylab.com ("DPL", "the platform"), you agree to these Terms of Use. If you do not agree, do not use the platform.

What DPL is — and is not

DPL is a market intelligence platform providing data analysis and commentary on the Dubai real estate market. All data originates from the Dubai Land Department (DLD) transaction record.

DPL does not provide investment advice, financial advice, or legal advice. Nothing on DPL constitutes a recommendation to buy, sell, or hold any real estate asset. Market data and analysis are provided for informational purposes only. All investment decisions are yours to make, and you should seek appropriate professional advice before making any investment.

Data accuracy

DPL makes reasonable efforts to ensure that data sourced from the DLD is accurately represented. However, DLD data has inherent limitations (described in our Methodology page), and DPL cannot guarantee the completeness, accuracy, or timeliness of any data on the platform. You use DPL data at your own risk.

Permitted use

You may use DPL for personal research, investment due diligence, and professional market analysis. You may not:

• Scrape or systematically extract DPL content or data for any commercial purpose without written permission.
• Republish DPL data as your own without attribution.
• Use DPL content in any way that misrepresents its source.
• Attempt to disrupt, reverse-engineer, or interfere with the platform's operation.

Intellectual property

DPL content — including analysis, charts, commentary, and presentation of data — is the intellectual property of Quintessential Services LLC. The underlying DLD transaction data is the property of the Dubai Land Department. Unauthorised reproduction or commercial use of DPL content is prohibited.

Third-party content

DPL may link to external websites or reference third-party reports. We are not responsible for the accuracy or availability of external content.

Limitation of liability

To the maximum extent permitted by applicable law, DPL and Quintessential Services LLC are not liable for any direct, indirect, incidental, or consequential damages arising from your use of the platform or reliance on any data or analysis it contains.

Changes

We may update these terms as the platform develops. Continued use of DPL after changes are posted constitutes acceptance of the updated terms.

Governing law

These terms are governed by the laws of the State of Delaware, USA. For DPL users in the UAE, applicable UAE law may additionally apply.
